The Opportunity

You will serve as a key technical consultant for Building Restoration Services and Building RECON Services, investigating complex building-envelope problems, identifying the underlying causes of failures, and developing practical repair recommendations for existing buildings throughout the I-495 belt in Massachusetts.

Building RECON Services is the building-envelope consulting division of Building Restoration Services. Together, the organizations combine building science, investigation, design, and hands-on construction experience to help owners understand building failures and develop durable, financially realistic repair strategies.

This is a professional office and field position for someone who understands how buildings manage water, air, heat, and moisture — and who also understands how envelope repairs are executed in real-world construction environments.

You will work closely with company leadership, engineers, architects, estimators, project managers, superintendents, field personnel, owners, property managers, and other design professionals.

How You Will Make an Impact

• Meet with owners, property managers, and facilities personnel to understand building concerns, project history, and objectives.
• Review drawings, specifications, repair history, leak records, photographs, and previous consultant reports.
• Plan and perform detailed building-envelope assessments and field investigations.
• Conduct exterior and interior investigations from roofs, scaffolding, aerial lifts, swing stages, ladders, and other access systems.
• Document existing conditions using detailed field notes, photographs, sketches, and testing records.
• Identify water infiltration, deterioration, unsafe conditions, air leakage, condensation, and other potential envelope failures.
• Plan and coordinate exploratory openings, probes, test cuts, controlled water testing, and other diagnostic investigations.
• Analyze visible symptoms and concealed conditions to determine the probable root causes of envelope failures.
• Prepare professional reports containing observations, conclusions, repair recommendations, priorities, and photographic documentation.
• Develop immediate, short-term, and long-term repair options with preliminary cost considerations.
• Prepare scopes of work, sketches, drawings, details, specifications, and bid documents.
• Coordinate structural, architectural, and specialty engineering support when required.
• Conduct pre-bid meetings, assist with bid comparisons, and respond to contractor questions.
• Review product data, samples, shop drawings, and construction submittals.
• Attend project meetings and communicate technical information clearly to clients, contractors, and design professionals.
• Perform construction observation and prepare field reports, punch lists, and project closeout documentation.
• Review payment applications, change-order requests, and contractor proposals when included within the consulting assignment.
• Manage consulting assignments from initial proposal through final completion.
• Maintain organized project files, testing documentation, photographs, reports, and correspondence.
• Develop and maintain strong relationships with owners, property managers, facilities teams, contractors, and industry professionals.

Building-Envelope Systems & Conditions

The ideal candidate will have significant experience evaluating and troubleshooting existing commercial, institutional, multifamily residential, and historic buildings, including:

• Brick, stone, concrete, precast concrete, cast stone, CMU, stucco, and EIFS exterior-wall systems.
• Windows, doors, storefronts, curtain walls, and glazed assemblies.
• Roofing systems, plaza decks, balconies, terraces, and related horizontal assemblies.
• Waterproofing membranes, flashings, drainage systems, sealants, and expansion joints.
• Air barriers, vapor retarders, insulation systems, and thermal continuity.
• Water infiltration, condensation, air leakage, and moisture-related deterioration.
• Interfaces and transitions between different building-envelope systems.
• Existing-building deterioration and concealed construction conditions.
• Construction defects, premature system failures, and maintenance-related deterioration.

Diagnostic Investigation & Testing

You should be comfortable performing and interpreting hands-on diagnostic investigations, including:

• Visual condition surveys.
• Exploratory openings and probes.
• Controlled water testing.
• Infrared thermography.
• Moisture detection.
• Air-infiltration testing.
• Failure analysis and root-cause determination.
• Field verification of concealed building conditions.

The successful candidate must be willing to physically access buildings and investigate conditions from roofs, scaffolding, aerial lifts, swing stages, and other elevated access systems.

Working With BRS Construction Operations

You will use the field knowledge and construction experience of Building Restoration Services to strengthen investigations, repair recommendations, preliminary budgets, access planning, construction sequencing, and overall constructability.

The consultant must:

• Maintain sound and independent technical judgment.
• Objectively document observed field conditions and construction quality.
• Communicate deficiencies and concerns promptly.
• Develop recommendations that are technically appropriate and practically constructible.
• Support traditional consulting assignments as well as appropriate design-build opportunities.
• Collaborate with construction personnel without compromising professional judgment or documentation standards.

Required Qualifications & Experience

• Minimum of 5 years of building-envelope consulting, engineering, architecture, building science, or closely related restoration experience.
• Demonstrated experience investigating existing buildings and diagnosing water-infiltration or building-envelope performance problems.
• Strong working knowledge of exterior walls, roofing, waterproofing, windows, curtain walls, sealants, flashings, and related transitions.
• Ability to distinguish visible symptoms from the underlying cause of a building failure.
• Experience preparing condition-assessment reports, repair recommendations, scopes of work, and construction documents.
• Experience performing construction observation and preparing professional field reports.
• Strong written, verbal, organizational, and client-facing communication skills.
• Proficiency with Microsoft Office applications.
• Proficiency with PDF markup software such as Bluebeam.
• Valid driver's license.
• Ability and willingness to travel throughout the I-495 belt.
• Ability to safely access roofs, scaffolding, ladders, aerial lifts, and other elevated work areas.

Preferred Qualifications & Experience

• AutoCAD or Revit experience.
• Diagnostic-testing experience including controlled water testing, infrared thermography, and moisture detection.
• OSHA safety training.
• Aerial lift, scaffold, or other applicable access training.
• Direct experience with commercial, institutional, multifamily, or historic building-envelope restoration.
• Experience preparing preliminary repair budgets and supporting bidding or contractor procurement.

The right candidate will be willing to get onto the building, investigate concealed conditions, trace the path of water, evaluate interfaces between systems, determine why an assembly failed, and develop a durable, constructible, and financially realistic repair strategy.
